The header
Energy Performance Certificate
The top bar shown, simply identifies it as an official energy performance certificate; issued by a qualified domestic energy assessor. The important part is the SAP symbol on the right hand side.
Address
EPC Street, HIP House, DAVENTRY, Northampton, EPC HIP
The information at the top of the certificate has some very important information on it. Check to make sure that the address is correct for the property; as certificates look similar, it is easy to get them mixed up.
Dwelling type
This can be semi-detached, detached, mid terrace, end terrace, enclosed end terrace, enclosed mid-terrace, flat or maisonette. For this certificate, it is a semi-detached house.
Survey Date
The date of the survey; any changes to the properties energy performance after this date will not show on the certificate. In addition, if any changes have been made to the way surveys are conducted, they will not been shown either.
Certificate date
The date of the certificate when it was issued or printed.
Reference number
This is a unique number, it enables the downloading of a duplicate certificates from the Landmark register, simply follow the instructions from the web site and enter the number from the certificate. There is more about the importance of this number in the section title "About this document".
Another EPC generated for the same property, will have a different number.
Total floor area
Measured taking the maximum width and length of the property, if the property is not oblong, each section calculated and added to achieve a total. The total requirement of the property is then calculated.
The details given in the header
These details are important in identifying the energy efficiency of the house, the relevance of the certificate and how to check its authenticity.
