The following are fairly obvious, but, still need filling in to make sure all information is correct
- The postal address of the property
- The name of the seller
- The date the PIQ was completed
1. When was the property purchased?
Simply give the month and year.
2. Is your property a listed building or contained in a listed building?
The answer options are Yes / No / Don’t know if you do not know, you may be able to find out from your local council web site.
3. What council tax band is the property in?
A | B | C | D | E | F | G | H : This information can be found on your council tax bill.
4. What parking arrangements exist at your property?
The options are:-
- Garage
- Allocated parking space
- Driveway
- On street
- Resident permit
- Metered parking
- Shared parking

5. Has there been any damage to your property as a result of storm or fire since you have owned it?

8. Have you checked the freely available flood risk data at the Environment Agency's website (http://www.environment-agency.gov.uk/subjects/flood)?

Provide any relevant information, the more the better as it will save time.
8b. If "no" the buyer is advised to check the Environment Agency website for an indication of flood risk in the area.
Hopefully you will have checked, it is good practice anyway for when you look at the HIP for your prospective property.

Many building works carried out now come with guarantees, even if they have expired, they may prove useful for the conveyancer.

End of Part 1
Part 2 of the questionnaire is specifically for leasehold properties.
The questions are quite stright forward, just remember, if you have lived in your property for a long time, you will take for granted many things, others will not know this.
Some of the questions will not apply to you, they are valid under certain circumstances which are un-usual to most people, however, not everyone.
The PIQ is a legal document, if there is any part that you are un-sure about, consult your solicitor for legal clarification.
